We're investors who got tired of unreliable management — so we built our own. Today we manage 54 properties across Cincinnati, including dozens of our own.

Origin

How EO started

EO Capital Group was founded in March 2023 with a simple realization: the hardest part of real estate investing isn't finding the deal. It's everything that comes after.

Like many investors, we'd been burned. Contractors who disappeared mid-project. Property managers who treated our assets like background noise. Renovation budgets that doubled with no warning. Surprises everywhere.

So we built the company we wished existed. One that handles every step of the investment lifecycle in-house — acquisition, renovation, leasing, and management — under a single roof, with a single team that's accountable for outcomes.

We started by buying, fixing, and holding our own properties. Then we started doing it for other investors who saw what we were building and wanted in. Today, those same investors trust us to manage what they own — because we've already proven we manage what we own the same way.

In under three years, we've built a portfolio of over 50 properties under management, an in-house construction team, and a reputation built one investor at a time.

Eitan Ben Baruch

Co-Founder & Cincinnati Operations

Based in Cincinnati and on the ground every day. Eitan runs our local operations — overseeing renovations, managing the construction crews, and personally inspecting properties before they ever go live. If something needs to happen on a property, Eitan is the one making it happen.

Oron Ruhama

Co-Founder & Investor Relations

Lived in Cincinnati for years, building EO from the ground up. Now based in South Florida and traveling to Cincinnati monthly. Oron leads investor relations, deal sourcing, and strategic operations — bringing the perspective of someone who has both walked the West Side block-by-block and worked with investors across multiple markets.

Between us, we cover the full picture: deep local presence and a wider strategic view. One of us is always on a property in Cincinnati. The other is always on a call with an investor, an attorney, or a CPA. That's by design.

We've never managed a property we wouldn't manage ourselves. We've never recommended a renovation we wouldn't pay for. The test is simple: would we do it on our own portfolio? If not, we don't do it on yours.

Speed beats perfection.

Vacant days cost money. We move quickly — getting units rent-ready, screening tenants, executing leases — because every day a unit sits empty is money out of your pocket. Our in-house team means no waiting on outside vendors.

Transparency over comfort.

If something's wrong with your property, you'll hear it from us first. Honest reporting, even when it's inconvenient, is what investors actually need. We don't dress up bad news.

Cincinnati isn't one market — it's dozens of micro-markets. The screening criteria that work in one neighborhood don't work in another. The renovation strategy that wins in one zip code loses in another. We know the difference because we've owned in many of them.

Cincinnati is one of the most underrated rental markets in the Midwest. Affordable entry prices. Stable demand. Landlord-friendly laws. A diverse economy anchored by Procter & Gamble, Kroger, Fifth Third Bank, and one of the country's strongest medical hubs.

But Cincinnati is also a city of neighborhoods — and that's where we live. We don't manage in places we don't know. Our portfolio reflects that focus: a deep concentration on the West Side, with strategic positions across Westwood, Avondale, Bond Hill, Elmwood Place, Clifton, and beyond.

When we recommend a neighborhood, it's because we own there. When we say a number works, it's because we've run that number on our own deals. That's the difference between knowing Cincinnati and operating in Cincinnati.
