For investors

Cincinnati investment property — managed like you're local.

About half our owners live outside Cincinnati. Some live in other states. Some live across an ocean. We've built our entire workflow around making remote ownership as smooth as local ownership — sometimes more so.

Why Cincinnati

Why Cincinnati works for out-of-state investors

Cincinnati is one of the most consistently overlooked rental markets in the United States. That's exactly what makes it work.

Affordable entry, strong yields

Median property prices remain meaningfully below the national average, while rental demand stays consistent. The math works in a way it doesn't in coastal markets — even after you factor in management, taxes, and insurance.

Landlord-friendly state

Ohio's landlord-tenant laws are clear, balanced, and efficiently enforced. Eviction proceedings move on a predictable timeline. Lease enforcement is straightforward. The legal landscape doesn't fight you.

Diversified economy

Cincinnati's economy doesn't rely on a single industry. Procter & Gamble, Kroger, Fifth Third Bank, GE Aerospace, the University of Cincinnati medical complex — these are stable, diversified anchors that have weathered every downturn since 2008.

Stable rental demand

Cincinnati's rental population is large, diverse, and stable. Different neighborhoods serve different segments — but the base demand never disappears.

Concerns & solutions

The real concerns of remote ownership

If you're considering investing in Cincinnati from outside the area, you've probably already thought about the challenges. Let's name them honestly — and tell you how we solve each one.

Concern 1

"How do I know my property is actually being maintained?"

Distance creates information asymmetry. Local managers can show you what they want you to see. Bad work can be hidden. Real conditions can be misrepresented. You're trusting reports without the ability to verify.

How we solve it

Documentation that holds up

Every property gets video documentation at move-in and move-out. Periodic inspections include photo reports. Repairs include before-and-after photos. You see your property the way a local owner sees it — except in better quality, because we document everything.

Concern 2

"How do I know I'm getting market rent?"

Rent ceilings differ by neighborhood, by block, by property type. Without local knowledge, you have no way to evaluate whether a $1,200 lease is fair or if the unit should be at $1,500. Many remote owners discover years later that their rent was set low and never repositioned.

How we solve it

Market-data-driven rent setting

Every property in your portfolio gets an annual rent analysis based on current market comps in that specific neighborhood. We track sub-market trends in our own portfolio in real time, and we share those insights with you. If your rent is below market, you'll know — and you'll know what we recommend.

Concern 3

"What happens when something goes wrong at 2 AM?"

Maintenance emergencies, tenant disputes, code complaints, eviction proceedings — all of these require immediate, on-the-ground response. From another time zone, you can't be that response.

How we solve it

24/7 boots on the ground

One of our co-founders lives in Cincinnati and is on properties daily. Our maintenance team is in-house and dispatchable within hours. When something happens at 2 AM, our response doesn't wait for morning. You don't have to be local because we are.

Concern 4

"Am I being charged fairly for repairs?"

One of the most common remote-owner complaints: being billed retail prices for routine work, with markups added by managers who quietly partner with vendors. There's no way to verify what's reasonable from a thousand miles away.

How we solve it

Transparent maintenance pricing

Because we operate our own General Contractor team, you're not paying retail markups for routine work. Every maintenance cost above your approval threshold ($500 by default) requires your sign-off before we proceed. Every invoice shows what was done, by whom, and what it cost.

Concern 5

"How do I keep tax records and documentation organized?"

Remote ownership creates extra documentation needs — for your tax filings, for your country's reporting requirements (if you're international), for estate planning, for your own peace of mind. Disorganized records become tax problems years later.

How we solve it

Clean, consistent recordkeeping

Your owner portal contains every transaction, every lease, every inspection report, every invoice. We provide annual 1099s, year-end statements, and (if you're international) the documentation typical foreign-tax authorities require. When tax season comes, the work is already done.

International

A note for international investors

A meaningful percentage of our owners live outside the United States. We've built our entire workflow around remote ownership.

If you're investing in Cincinnati from abroad, here's what you should know:

  • Multilingual support available. Both founders speak multiple languages. Phone, WhatsApp, email — whichever works for you.
  • Time zone coverage. With one founder in Cincinnati and one in Florida, we cover an extended business day. You're rarely waiting overnight for an answer.
  • Legal and tax coordination. We work with established Cincinnati attorneys and CPAs who specialize in foreign-investor compliance. We can introduce you when needed.
  • Wire and ACH banking. We handle international wire transfers cleanly, and we know which US banks work best for foreign owners.
  • Documentation that holds up. Every transaction, lease, and inspection is documented in writing — exactly the trail you need for tax authorities, partners, or estate planning.

Investing across an ocean takes a different kind of partner. We've been that partner since day one.

Beyond management

More than just management

When you work with EO, you have access to capabilities most management companies don't offer.

Acquisition Sourcing

Looking to grow your Cincinnati portfolio? We source off-market deals daily for our own buying. We can put you on our investor list and notify you when properties match your criteria.

Renovation & Construction

Need to renovate before listing, update a unit between tenants, or tackle deferred maintenance? Our in-house General Contractor handles everything — at investor pricing, with no coordination markup.

Investment Strategy

Many investors inherit properties or buy without a clear plan. We can help you decide: hold, renovate, sell, or 1031 exchange. The advice is included — we only earn when you act on it.
