Why "simple pricing" actually matters

The property management industry is full of fine print. A 7% management fee that becomes 11% once you add up the lease renewal fee, the late notice fee, the eviction notice fee, the inspection fee, the marketing fee, and the technology fee. We don't operate that way.

Our rate is 10% of collected rent. That's it. The notices we send, the inspections we run, the leases we renew, the tenants we re-screen — all included. Because the work of property management isn't an "extra" — it's the job.

FAQ

Common questions

How is EO different from other Cincinnati property management companies?

The short version: we own property too. We manage 54 properties — many of them ours. We've built our process around what we'd want as investors, not around what's easiest for the manager. Most management companies are run by managers. We're run by investors.

What if I'm out of state? Can you really manage from a distance?

About half our owners are out of state — many international. We've designed our entire workflow around remote ownership: video documentation, online portals, quarterly photo reports, and a dedicated account manager you can text or email. You'll know more about your property managed by us than most local owners know about theirs.

Do you handle Section 8?

Yes. We have experience navigating CMHA inspections and the voucher program, and we're happy to discuss whether Section 8 is right for your specific property and goals.

What happens if a tenant stops paying rent?

We follow a clear escalation protocol: late notice on day 6, formal pay-or-quit notice if needed, and eviction filing coordinated with our attorney if it comes to that. We handle the entire process — court filings, hearings, and coordination with the bailiff — so you don't have to navigate the legal system. Court fees and attorney costs are passed through at cost; our work managing the process is included.

How do you handle maintenance pricing? I've been burned before.

Fair concern. Because we operate our own General Contractor team, we handle most maintenance work directly — without the coordination markup that comes with outside contractors. For specialized work outside our scope, we get multiple quotes and recommend the best value. You set 'not-to-exceed' thresholds; we never exceed them without approval.

Can I switch from my current property manager?

Yes, and we'll handle most of the work. We coordinate the handoff, collect your security deposits, transfer leases, and onboard your tenants. The switch typically takes 2-3 weeks with minimal disruption.

What's your minimum portfolio size?

We work with everyone from single-property owners to large portfolios. There's no minimum.

Are there any hidden fees?

No. We publish our fee structure on the Pricing page. The only 'extras' are things you'd pay separately anyway — eviction filing fees (court costs only), maintenance work (billed at cost with transparent pricing), and special services like deep cleaning between tenants. All quoted before they happen.
