Speed is a strategy

Most owners don't realize how much money slow management costs them. A property that takes 14 extra days to turn over costs you half a month's rent. A maintenance issue that waits two weeks for a contractor becomes a tenant complaint, then a lease non-renewal, then a vacancy.

Because our construction team is in-house, we can typically respond to repairs faster than companies that rely on outside vendors. Turnovers between tenants tend to move quickly when management and construction sit under the same roof. That speed isn't a marketing line — it's the direct result of owning the entire operation.

Honest reporting, even when it's uncomfortable

If your roof needs replacing, you'll hear it from us before it leaks. If a tenant is starting to fall behind, you'll know in week one — not month three. If the rent we set last year is now below market, we'll tell you and recommend the increase.

A lot of management companies coast on owner ignorance. We've seen what happens when properties go unchecked, and we've seen what changes when owners get the truth. Our job is to give you the information you need to make smart decisions — not to make our reports look good.

In-house means in-charge

What "in-house" actually means

The phrase "in-house" gets thrown around a lot in property management. Most companies use it to mean they have an internal coordinator who calls outside vendors. That's not what we mean.

When we say in-house, we mean: we directly employ the construction crews that touch your property. We hold the General Contractor license. We coordinate the trades. We supervise the work. We stand behind it.

A note for international investors

A meaningful percentage of our owners live outside the United States. We've built our entire workflow around remote ownership.
